Concept Design
Concept design serves as the foundational phase where ideas, visions, and functional requirements converge to shape the initial form of a project. This stage is crucial in defining the overall direction of the build and sets the tone for detailed design development, ensuring that the architectural intent aligns with client goals, site conditions & budget.
Design Development/Town Planning
Design development is a critical phase in the architectural process where initial concepts are refined and detailed. This stage involves integrating structural & building systems into the design as well as interior & joinery design, while addressing functionality, aesthetics, and client requirements. It ensures that the project is feasible, compliant with regulations, and ready for detailed documentation.
Effective design development bridges creative ideas with practical solutions, paving the way for a successful build.
If a town planning application is required, the application is carefully prepared and thoroughly managed throughout the entire process.
Contract Documentation/Building permit
Contract documentation in architecture involves detailed drawings, technical details, specification, fittings & fixtures selection and consultant coordination. All necessary information for building permits and a fixed-price contract is prepared and documented. These documents define project scope, quality, and responsibilities, ensuring transparency, accountability, and risk reduction. Effective documentation ensures smooth project execution, compliance, and clear communication among the architect, contractor and the client for successful completion.
Tender & Contract Negotiation
Builders are invited to submit their tenders. This can be either through a competitive tender process or a negotiated tender with a single builder. We professionally manage and oversee the entire tendering procedure as well as the contract negotiation & contract signing process, acting diligently on behalf of our clients to ensure the best possible outcome.
Contract Administration
Contract administration includes monitoring progress, reviewing and approving variations, progress payments, resolving disputes, and maintaining clear communication between clients, contractors, and consultants. Effective contract administration minimises risks, ensures compliance with terms, and supports the successful delivery of a project within scope, time, and budget.
During construction, as a design manager, we support the builder and the client by providing design instructions, responding to RFIs, reviewing shop-drawings, and make sure the designs are reflected into the space as per the construction documentations.
